Hi Chris – this is a personal web page that I created for you to track several important statistics in Lansdowne. You can view your personal web page any time by typing this easy to remember URL in any web browser. I encourage clients to view their web page regularly as it automatically updates with market changes. With a few views you’ll be able to easily measure the pulse of market activity in your neighborhood. Also, don’t forget to link to any one of the numerous helpful blog articles I’ve written on several real estate subjects. The categories are listed on the right sidebar of your web page.

One of the main features of the web page is Your Lansdowne Client Portal. The portal contains active listings for sale, homes under contract, and those sold in recent months. This data is updated in real time as property changes occur on the MLS, so visit any time to see the details of the home that just listed or sold in your neighborhood. A snapshot of the portal is shown below – you can click it to also reach your portal. Many people like to visit the portal to stay informed about how property is moving in their neighborhood. The listing photos are also a great source for remodeling, decorating and paint color ideas.

I’ve also included several Market Meters below to help monitor a summary of sales activity in your neighborhood. The meters on the top row are the most popular – Average Sale Price which shows housing price strength and appreciation the last 5 years; Average Days on Market (DOM) which measures sales velocity or speed to a contract; Average Sales Price to Original List Price which measures the sold price relative to the seller’s asking price, or the level of conviction in a buyer’s offer and subsequent contract.

Note: The data shown in the Market Meters represents current activity for the specified month (noted under the meter). Seasonality and the available number of homes in the community for sale can sometimes mean only a small group of sales are represented. Home type, size, characteristics, improvements and condition may vary also affecting the averages.
